We booked the Deluxe room 5 months in advance and re-confirmed 5 days before arrival and our room was ready. The outdoor sign was not very obvious but it is next to a rip-off pizzeria/pasta restaurant. (do not go to this restaurant! they're the only one that puts 15% service fee for the horrible service on top of the over priced food ). It is on the 5th floor if I recall correctly. We had room #4, which we could hear people talking in the morning in the breakfast room next door. The room was adequate to fit 3 suitcases, it had 2 twin beds together to form a king/queen, flat screen tv with cable, air condition, very sound proof window, bidet in bathroom, ample storage for bathroom toiletries, provided shampoo and soap along with hair dryer. Take the train from the airport to Termini station, cost is around 9 euros although no one checked for our tickets arrival/return. The lady did not speak much english but was friendly. We paid 90 euros a night and I think it is a great value even without internet access!
Best part of the hotel was how clean it was and the awesome shower plus the air conditioning along with the sound proof windows. Other great thing about the hotel is the location which was close to the Termini station, close to stop of Trambus (open tour). Another benefit is they provide a refrigerator in the small breakfast room with all you can drink juices, the continental breakfast is okay for europeans (chocalate croissants). The Junior Suite of 58 Le Real De Luxe offers really great value. We paid 120 Euro per night incl. breakfast, which isn't very expensive in Rome. The room was quite large (especially for Roman standards) and decorated in a romantic, classical, luxurious style. Opposite the comfortable bed was a big flat screen tv on the wall, which we never used but it did add to the luxurious atmosphere. There was also a little kitchenette with a small fridge and watercooker. The bathroom had a jacuzzi shower with multiple jetstreams, but even better (to me) was the small lamp with ledlights in the ceiling above the shower. It was very relaxing to take a shower under these dim "stars" after a long day of walking and sightseeing. Breakfast was served in the room at our preferred time and consisted of a croissant (or something similar) and a cup of cappuccino from the restaurant accross the street. The B&B is located on Via Cavour close to Termini station, just a block away from the beautiful Santa Maria Maggiore. The two spires of this church acted as a beacon for us to always find our way home. Via Cavour is a busy street, but I don't remember we heard much traffic inside the room. We thought the location was good; although it wasn't smack in the middle of the centre, we walked to everywhere we wanted to go (except for the Vatican, we went there by metro from Termini).
Best about this the Junior Suite is that the room has a very romantic and luxurious feel to it, while you pay the price for an avarage hotel. I especially enjoyed the jacuzzi shower. Also, the owner was very friendly and accomodating. He gave us good advise on where we could find a good restaurant in the neighbourhood and helped us with sorting out transportation to the Vatican. I would warmly recommend the Junior Suite to romantic couples who don't mind a bit of walking.
